Building Surveys – Specialist inspections of all types of commercial property, providing advice to potential purchasers, investors or occupiers.
Condition Surveys – Recording detailed conditions of property for a variety of reasons, including protecting assets from adjoining developments and recording condition at lease commencement.
Refurbishment and Alterations – Preparation of feasibility studies, liaison with Statutory Authorities, designing and specifying works to completion, all specifically tailored to client’s individual needs.
Project Management – Management of projects, from new build to refurbishment, across all sectors, from inception through to completion.
Project Monitoring – Working with developers, lending intermediaries and end user clients, to oversee large development sites, including commentary on contract, specification, programme, site works and the like. This service ensures developments are progressed on programme and within budget.
Contract Administration – Procuring contracts, advising on relevant clauses and overseeing site works to completion. Work includes chairing and minuting pre-start and progress meetings, together with valuing and certifying work on site and certifying upon completion.
Reinstatement Cost Assessments – Detailed valuation of properties for insurance purposes.
Architectural Services – Utilising up-to-date CAD software, producing plans/sections/elevations for design and statutory requirements, external work and space planning. This compliments our alterations/refurbishment services.
Dilapidations (Landlord & Tenant) – working with occupiers and landlords on dilapidation liability, whether during the lease tenure or at termination. Our service includes specific lease advice/review, site survey and strategic advice on financial settlements or indeed procuring refurbishment works.
Planned Maintenance Inspections – Appraisal of the condition and maintenance needs of premises. Using this information, a model is developed (typically over a 5 to 15 year period) to prioritise repairs and provide budget costs for undertaking the work.
Defect Analysis – Inspect and advise on cause and repair methods of building defects, commonly water ingress or cracking.
Employers Agent – Acting on behalf of the client as the contract administrator for design and build contracts and other tasks prior to the award of a contract, such as co-ordinating the tender process, novation of consultants, collating contract documents for execution, implementing change control procedures etc..
Principal Designer– Institute of Construction Safety accredited personnel will perform Principal Designer duties under the Construction (Design and Management) Regulations 2015.
