The UK Oil and Gas Industry, “ this vital industry “ according to The Chancellor,  should view the budget as an important step in the right direction. The announcement of a single, simplified tax allowance ; PRT cut from 50% to 35% ; the supplementary charge cut from 30% to 20% and new seismic surveys to be paid for by the Government. The Wood Review from February 2014 challenged the industry and the Government to shape the future of the UK North Sea and it is very encouraging to see the response to date. Collaboration, greater efficiency and  better regulation are all progressing and today’s budget continues the momentum. Aberdeen’s property markets will be encouraged by today’s news. The cyclical nature of the world’s oil and gas markets is nothing new for this area and the North East’s  position as a global energy hub has been built up over 50 years, experiencing several corrections. Each time, we learn something new and prepare for the recovery, which will come as sure as night follows day. Aberdeen’s energy sector has got decades of high level activity left – we are confident that those who play the long game in the property market will continue to prosper, a view shared by our experienced clients. The reality is that 2015 and 2016 will see Aberdeen’s property market returning to a more normal level of activity, following a period  which was exceptional. This is a time where experience really comes to the fore – clients want to deal with teams who have been through previous cycles. Comparing current transaction levels to 2012-2014 is not  realistic  – deals are still happening in all sectors, everybody is planning for the future and we are fortunate  to live and work in an area which is home to one of the world’s biggest industries.

The most recent addition to these being lingerie boutique De-Zire, whose owners have opted to make a 15mile move from their current premises on Inverurie’s High Street to 36A Thistle Street. The ground floor unit was put on the market for just two weeks prior to the new lease agreement being put in place – signalling the continued demand for well-located retail space in the Granite City. Graeme Millar at FG Burnett comments, “Where there might be a perception by some that the retail market, particularly in Aberdeen’s city centre, is deteriorating, from our experience we can show that this is not the case. “With the property having only been listed for two weeks prior to lease agreement, this shows how well located, well-presented retail properties continue to be in popular demand. “The West End-based property is situated in close proximity to Union Street – the main thoroughfare in Aberdeen – as well as benefiting from a vibrant mix of retailers, cafes, offices and residential properties in what is a very strong retail location. “The addition of De-Zire to Thistle Street is another important development in the buoyancy of the city’s retail market and we would like to wish the independent boutique every success in its new home.” Susan Evans, owner of De-Zire says that the lease process with FG Burnett was straightforward, signalling the start of a positive experience in Aberdeen City. She comments, “De-Zire had already established a good reputation in Inverurie, and for the past two and a half years I have had many clients travelling from Aberdeen to experience our services – many of which had asked when I was expanding to the city. “This move was a natural progression, with Aberdeen being a thriving place with a large potential market for my exclusive offering. The West End in particular is flourishing with the right style of boutique stores and small businesses. There is a community atmosphere here with business owners coming in to introduce themselves and welcoming me to the area, which is a lovely feeling. We are all very supportive of each other. “Shoppers at this end of town usually tend to be looking for a different offering – something unique. We’re here to provide that, and I hope to welcome many more people to the De-Zire experience now that I have settled in.“ De-Zire has signed an initial three-year lease on the Thistle Street property having taken occupancy in February 2015. FG Burnett Director, Richard Noble, said: “FG Burnett has always been committed to identifying and nurturing talent within the property industry through a strong graduate and mentoring programme, which has seen a number of talented women join and progress within the company. The decisionto support the northern Scotland branch of Women in Property as the main sponsor for the 2014/2015 Student Awards was a natural one.” Richard will also be part of the evaluation and interview panel to select a winner of the Northern Scotland Branch in March 2015. The latest edition of the awards, now in their eighth year, attracted entries from 86 students – all nominated by their lecturers – studying a wide range of built environment disciplines at 47 UK universities. David MacLeod of FG Burnett is handling the sale, “ This opportunity offers a very good covenant, long income with fixed uplifts at review, in a location which is in close proximity to Dyce and Aberdeen Airport. Quiz Clothing was able to act within a three week timeframe from initial viewing to contract completion, allowing FG Burnett’s Glasgow Agency team to negotiate a favourable deal. FG Burnett director, Ross Sinclair, said: “Quiz Clothing has been looking for a suitable distribution hub for several years and their patience has paid off. The Big Blue Shed occupies a key strategic location connecting with both the M8 and M74 motorways, thereby allowing first class distribution linkage to Quiz’s considerable number of retail outlets. “The price paid is confidential but represents fantastic value for money - to put this into perspective, the building was purchased for considerably less than the price paid just a year ago.” Quiz Clothing’s business development director, Sheraz Ramzan, added: “Having almost outgrown our current premises we are delighted to have secured the Big Blue Shed with the assistance of FG Burnett. As both our internet and store operations grow, this facility will underpin our next stage of expansion and provide capacity to at least treble our existing estate of 250 outlets in the UK and internationally. This is a fantastic development for the Quiz brand and a well negotiated deal by FG Burnett.” Founded in 1995 with three stores in Scotland, Quiz Clothing now has 250 stores and concessions in most of the major shopping centres and High Streets across the UK and 52 franchises in Europe and Asia. The plus size brand specialist has taken a 10 year lease on the former Austin Reed store at 253 Union Street. FG Burnett acted on behalf of local investor Craigellen Assets Ltd in negotiating the lease with an initial annual rent of £60,000 for the 3,700 sq ft unit. FG Burnett director, Richard Noble, said: “This is another positive development in maintaining Union Street’s position as an important retailing location. It’s great to welcome a retailer of Taking Shape’s reputation to Aberdeen and it creates a feel-good factor on Union Street which has seen a significant improvement in occupancy levels in recent months.” Taking Shape managing director, Alla Buinowicz, said: “Our new Aberdeen store is our very first Taking Shape store in Scotland which is incredibly exciting for us. We believe that there is a great demand here for both our garments and commitment to providing a unique and caring shopping experience. “Everything we do is about the customer, what makes her look good and what makes her feel great. FG Burnett said a combination of its letting, building consultancy and property management services had succeeded in securing a third new tenant for the Altens business centre in the last six months. The five year lease of a 2500 sq ft unit to 3M Oil & Gas followed on from rental deals with fire protection specialist Tyco, ISIS Technical Services, a large multi-national oil and gas operator, and a lease renewal to an existing tenant. FG Burnett’s building consultancy division performed a quick turnaround on dilapidation work required after previous occupants vacated to have the units ready for incoming tenants. FG Burnett has managed the business centre on behalf of landlords Braefoot Cox since 2008 and provides a full financial service covering rent and service charge management. The Property Management team also take care of the common areas, ongoing building repairs and maintenance and ensuring all common services are functioning properly. FG Burnett director, Jim Johnstone, said: “This integrated approach to leasing properties, adapting or upgrading them to each client’s requirement and the ongoing management of the fabric of the building, works extremely well for landlords such as Braefoot Cox. It streamlines the process of securing tenants and protects the owner’s investment by ensuring the asset is kept fresh, modern and safe, while retaining and hopefully increasing value.” The Albyn Place-based property advisors said the four deals, totalling 20,000 sq ft, underlines the continuing strong demand for good quality accommodation with access to Aberdeen city centre and surrounding transport hubs. Improvements to updating the entrance to the Centre, enhanced signage, the removal of old fencing, and redecorating internal common areas, had positioned the Altec Centre as a desirable location for doing business in Aberdeen. Head of FG Burnett’s property management team, Christopher Yannaghas, added: “A co-ordinated approach to letting, refurbishment and ongoing management ensures that the Altec Centre remains a well-presented and modern trading environment for the occupational tenants. “There is very little stock currently available in and around Aberdeen and properties like the Altec Centre are benefiting from the ripple effect of a buoyant north-east market. With the Altec Centre now fully let, it is a reminder to businesses that if they intend relocating they must be thinking many months in advance to secure premises which meet their growth objectives.” [post_title] => Altec Centre Success [post_excerpt] => [post_status] => publish [comment_status] => open [ping_status] => open [post_password] => [post_name] => altec-centre-success [to_ping] => [pinged] => [post_modified] => 2017-02-01 13:32:24 [post_modified_gmt] => 2017-02-01 13:32:24 [post_content_filtered] => [post_parent] => 0 [guid] => http://fgburnett.co.uk/?p=4007 [menu_order] => 0 [post_type] => post [post_mime_type] => [comment_count] => 0 [filter] => raw ) [9] => WP_Post Object ( [ID] => 3975 [post_author] => 20 [post_date] => 2014-08-22 15:40:01 [post_date_gmt] => 2014-08-22 15:40:01 [post_content] =>

Staff at FG Burnett in Aberdeen are in for a beasting but hope their collective pain will benefit the Wooden Spoon charity.

A team of four will take part in the Prime Four Banchory Beast Challenge next month (27 Sept) where they will tackle a 10k race over rough terrain, dirt tracks and forest and attempt to clamber over 30 mega obstacles.

Thick mud, 12ft high wooden walls, shoulder deep bog water, barbed wire and icy loch water are just some of the challenges awaiting Stuart Fyvie, Graeme Millar, Stephanie Walker and Derek Richardson.

But the colleagues hope to raise £1000 for the Wooden Spoon which is the nominated charity of the Albyn Place commercial property business.

The Wooden Spoon is a rugby focussed charity which supports disadvantaged children and young people across the UK. In Scotland the charity is backed by the SRU and with former Scotland captain Gavin Hastings in the role of honorary president, it raises around £150,000 each year to support Scottish initiatives.

FG Burnett associate, Stuart Fyvie, said: “It’s madness but it’s for a good cause and we are committed to supporting the Wooden Spoon which performs a lot of good work across Scotland. It will be a test of our physical toughness and will power but we will push, pull and drag each other until we make it across the finishing line.”
